Knowing how to price your home accurately is the single most important part of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. Overpricing your home could lead to reduced interest, longer days on market, and price reductions to get the price to proper market range. That's why we very carefully review your home's overall condition - including improvements made, amenities, location, and siting. We'll compare and contrast your home with recent neighborhood sales, discuss current market conditions, and evaluate all to pinpoint an aggressive list price that recognizes your home's unique upgrades, condition, and location.
Upon completing the Walk and Talk, and Condition and Pricing Analysis, we'll review and complete the Listing Agreement paperwork, hiring Betsy to list and sell your home. This agreement allows her to represent you, protect your interests throughout your home sale, and effectively market your home to achieve top dollar.
Betsy will schedule and meet with award-winning professional real estate photographers and videographers, who specialize in creating a premium portfolio of your home, including drone, videos, photos, floorplans, and more.
If contractors or stagers are needed, Betsy has a network of trusted professionals to handle any home preparation or presentation needs.
Coming Soon - Prior to your listing date, you can choose a Coming Soon date to pre-market your home. Betsy will kick-start your online marketing campaign and promotion in the MLS, and across all related real-estate platforms and social media. She'll engage all agents across the DMV and nationally (and internationally) and their buyers who are looking in your community, price point, city, or school district.
List Date - Your list date is the date the home goes live in the MLS. Our marketing now kicks into high gear with agent showings, open houses, circle prospecting, social media campaigns, online listing feeds, open houses, and agent feedback, and more!
Together, we'll review and negotiate all offers received and determine if you wish to make any changes to the terms of the selected offer. You can accept, reject, or counter the offer (and the buyers can do the same). Once you and the buyers have agreed to the terms and both parties have signed the contract, you will officially be Under Contract (ratified)! Congrats!
Your buyer will likely place common contingencies on the contract (e.g., home inspection, radon, financing, appraisal, etc.). We'll work through these timelines and inspection results with you and the buyers to resolve any issues or questions.
If your home is located in an HOA or condo association, we'll order a new set of HOA/condo documents to deliver to your buyers. They'll have 3 days to review these documents, before continuing with the contract.
Utility Transfer - One week before closing, call utility companies to transfer all accounts out of your name effective the day after closing. Utilities must be on for the walk through appointment, which normally occurs on the day of closing.
Final Walk Through - Buyers will take one last look at the house prior to closing to make sure all looks good following your final move out.
Closing - We'll attend your closing appointment together, where you'll sign off on all paperwork transferring ownership to the buyers. Bring a deposit slip so the title company can wire the sale proceeds into your preferred bank account - CONGRATS! You've successfully sold your home!
